Selling my house to my girlfriend (who lives in the house)

Just one question...
If your gf really wanted to enter the residential letting business, why hasn't she already bought a property to do so? Is this particular property really the optimum letting property?1 -
Let her buy now at times of financial uncertainty, find a lovely tenant who promptly stops paying the rent and spends the next 9 months living rent free whilst she throws money at legal fees. 12 months down the line she’s had enough of the whole landlord thing but finds property has dropped 20% so she is in negative equity and the house is real state. Has no money to do it up to re-let or sell for a decent price. Luckily she is only your girlfriend so you can cut her lose and trade her in for a more financially secure model. Worst case scenario of course but all very plausible. Please think and ensure you go into this with eyes wide open 👍2
