    You have started a number of threads on issues around HTB/Shared ownership and seem to have a little difficulty in accepting reality.  I wonder if buying a property is the right thing for you right now?  Maybe in a couple of years?

    I quickly plugged in your salary, purchase price etc. into the spreadsheet above and it looks like you unfortunately won't be able to afford it as it won't pass affordability criteria for the HTB loan :( The debt to income ratio comes out too high.

    I think your options are either to look further afield for a cheaper property, or maybe look at shared ownership.

    thank you and to everyone who has given helpful advice. I didn't get my alerts so hadn't realised there were responses, plus I just needed a break from all mortgage stuff!

    This form has been really helpful, it appears I am 10% over budget, that damn service charge! Unfortunately, I have to live in London and what I could afford would be much further out and then I'd have to factor the time and travel costs. Next year, I will be gifted cash when my parents sell their property, so that will be the only way for now unless I get a promotion!

    It's so annoying though, because I can actually afford it and have money left over. I have zero debt and very little bills! 
    So much for the government schemes to help people on the property ladder. I do hope the 'First Homes' scheme happens and works out better.
