Sykes Cottage booked from the 3rd July

Hi - we have been trying to get information about our booking for a cottage through Sykes commencing on the 3rd July (for 7 days). Yesterday Sykes offered us a refund which we accepted and now this morning we finally received an email from the owners saying that we can have the house from the 4th July 2020 (or from the 3rd - although we are not allowed to stay overnight under government guidance) but they have offered a partial refund of 1 day. Where do we stand on getting a refund for the whole holiday? Any comments gratefully received.

I would say Sykes have to refund you as they cannot fulfill their part of the agreement. You booked from 3rd July for 7 days. It isn't available on 3rd July. If you had booked independently with the owners it would be up to you to agree to their offer or not.0
