Being evicted during mortgage

Hi I started a mortgage application in March direct with halifax and I've been waiting ages for the valuation to be done and it's only just being arranged. The property I live in now is being converted into 'luxury' flats and yesterday I got 3 months to vacate.

If I sign a tenancy with another apartment the minimum I can get is 6 months so if the mortgage got accepted I'd lose lots of funds and I have no family or friends to stay with while the mortgage gets done. 

Should it take less than the three months?

I don't even want to think about if it doesn't me and my wife are very scared.

    Have you instructed a solicitor to commence searches etc - that has taken the longest for us so far.

    Yes the solicitor searches have been done months ago. I don't know where to turn.

    Only after 3 months can they apply to the court to remove you and that would take a minimum of a further 2+ months especially with the current expected backlog. You are probably 6 months away from truly being homeless.

    No as long as you continue paying rent and court/eviction costs on time there is zero chance of this going on your credit record and affecting a mortgage.

    What about short term rental options? Air BnB? Holiday let? Someone who is going travelling for 2 - 3 months and wants to rent their room out? We are looking at similar as the suggested completion date for our purchase is potentially a few weeks after we will need to vacate. If our landlord won't let us stay on out of contract, then we will simply put all our stuff into storage, and go rent somewhere short term from the options above. I have found loads of air BnB's in my local area that would work out less per month than my current rent. We'll just take a suitcase of clothes and a few other essentials and suck it up.

    We also have a dog, I've rang loads of places none in my price range accept pets unfortunately.

    If you are trying to rent via an estate agent advert they generally say no pets.
    You need to look at landlords who advertise / manage the property themselves eg Open Rent, gumtree, FB etc.

    As others have said, you don't have to leave until the court says so. Keep pushing for your purchase to complete and contact your solicitor on Monday to ask how long it is before they think you will exchange / complete.

    Is it a new build property or an existing property you are buying?
    Mortgage started 2020, aiming to clear 31/12/2029.

    It's a new build property. I don't have a broker, tomorrow I'll be making calls. I'll call my broker at Halifax and solicitors too.

    As has been said you do not have to leave at the end of the 3 months. The notice served was notice that they may take you to court in order to get back possession (not notice they will). You can also check if the section 21 is valid (deposit must have been protected, GSC served (eng) and various other things) if not valid they have to re-serve and clock starts again.

    If your property is being turned into 'luxury' flats and they are keen for you to leave you can negotiate terms for you to leave earlier (I. e. they pay you). You could for example ask for enough to cover 3 months rent at a new place in the event mortgage/rent overlap.
