house deeds transfer

Hi ive been living at my parents house for a few years caring for them , unfortunately they are now both deceased can i anybody tell me how i register the house in my name , i have the deeds to the house already but not sure what to do next

    Did they leave Wills?
    If so, who is the executor of those wills?
    Has probate been applied for?

    its all a bit of a mess really theirs no wills and i dont really have a clue a clue about probate or what to do next

    Think you'll need the will first to establish ownership details etc. Are you the executor of the will ? There's a few things to consider such as the possibility of Inheritance Tax. Probate will be another ? If you are the only person named on the will and there's very little cash involved then DIY is possible so long as you are confident. That'll probably means you'll need to organise DIY probate and DIY Land Registry.
    The basic cost of transfer is probably one hour at the solicitor plus the Land Registry forms eg £300 plus £30 ? Probate at solicitor again around one hour plus the probate form £500 ? If there's cash involved the solicitor will charge extra for this or as an executor of the will you can handle the cash situation. You'll be responsible for cash distribution etc.
    Need to do your homework first with the will and the rest of the family involved.

    See you posted as I was replying and you haven't got a will. Have you been in contact with local solicitors as it may be stored there.? There's always a chance you didn't know about it.

    ask around if anyone you know has done and estate, most of it is relatively easy just there is a lot to take in and there is a temptations to try and do it all at once, a little guidance can go a long way.

    How long ago did the first parent die?
    Who dealt with that estate?
    How long ago did the 2nd parent die?

    First thing to do is establish who owns the house, assuming neither parent made a will. Are you their only child?
