The problem you have is you may need a boundary surveyor to establish where the boundary lies. 

Thank you. When I look on the deeds it's says all boundaries and fences/ walls on this side of the property are mine to maintain. They are marked on a very poor quality diagram using a letter "T". I am going to assume this makes the building wall my property as in example unless the neighbours can prove otherwise
