Viewing with the owners not estate agent

     The last time we viewed the property we had stood outside waiting for the agent and after 10 minutes we knocked on the door and found out the viewing would be with the owners which was kind of awkward as we felt they were listening for everything we said both good and bad.


    Isn't current guidance that owners/agents should not be in the same room as you &, ideally, not even in the house whilst you are viewing

    That's only in recent new builds. In most older houses it's possible to stand 2m apart!

    We have asked all the questions we wanted to ask and even built a relationship with the seller but it feels like the agent is the gatekeeper and we can't seem to get them to talk offers with us
    There is nothing to talk about. You put in an offer of what you are willing to pay, and they say either Yes or No or come back with a counteroffer. If you are expecting someone to tell you what they might accept - then that might not ever happen. The agent does not work for you.

    I'd prefer the first viewing with an agent so you can say, 'Nope, this is disgusting,' and leave but the second viewing is better with the owner as you already know you like it. Our vendor showed us things like which walls were stud walls and could be moved if we wanted, told us about the neighbours etc, then left us to it for a bit. Very useful info the agent wouldn't know.
