Access to neightbouring land when you are the neighbour

The landlady of the student let next door has told me that she is having her guttering repaired and will be erecting scaffolding in my garden. My garden ends with her house. Obviously she can have access as it is necessary maintenance. 
I am concerned about damage to my property and what protections I have.

    You’d presumably have a claim against the contractors insurance if damage is caused. You hope though that a scaffolding firm would be doing all they can to minimise the risk, and would hopefully want to sort out issues without the hassle of dealing with insurers

    If a neighbour told me they would be erecting scaffolding on my land they would get short shrift.  
    You need to be asking for details of what is being done, by whom, insurances and then you need a discussion on dates to suit [you].

    Yes 'told' me! I am giving her benefit of the doubt that it was not meant to be so rude - text is such a poor method of communication.

    Make sure you have plenty of photos/ video of the garden BEFORE any scaffolding appears. Then if there is any damage it should be easy to prove.
