Proximity to Toby Carvery
NSJ
We had an offer accepted last week on a house we both absolutely loved and we have paid a part of the solicitor's fees and the valuation fees to the lender. I was aware there was a Toby Carvery close to the house and it did not affect me too much. However today while browsing on Google Maps satellite view, I realised that due to the way the car park and the restaurant are structured, the actual restaurant is literally next to the back of my garden, barely 5 metres away. I am really concerned about the smells from the restaurant as well as the effect this close proximity will have on our resale value. My husband is completely unaffected and does not think if will have any effect. Any advice on whether we should go through with the sale will be much appreciated.

It's shut right now and may never reopen.
Have a walk around the area this weekend and find out how the cars would get into and out of the carpark.
Check what time it's normal open hours are2 -
Lender's valuations are often sensitive to proximity to licensed premises, so if that's already in the pipeline maybe wait to see what it says before you do anything else.

But on the other hand - right next door - Breakfast, eat as much as you like for £4.29. (You could take your own 12" plate.)10 -
It's not the restaurant that would bother me so much but the car park and people hollering to each other after or bibbing horns, engines running, or playing music.
Oh, and deliveries. Bet they'll be early.2024 wins: *must start comping again!*5 -
We have a very successful (and enjoyable) Toby Carvery in our town, but not all of them are. I suspect the less successful ones will not reopen when lockdown is over. Toby Carvery depends on the pile them high motto and that will have to stop if any social distancing rules continue. So look at reviews which should give you an indication how good the carvery is, which will indicate whether it will open again. I must admit, our Toby Carvery has changed management and staff were cut, things didn't run as smoothly, we were going less often). Might be my imagination but they weren't as full to the rafters as they were previously. When I've visited, its always been very very quiet. You wouldn't know it was there if you weren't specifically going there for a roast. It is licenced, but I've not seen anyone drunk there because its not a pub. You are not encouraged to sit anywhere drinking for more than half an hour (which can happen occasionally while waiting for a table) because of the fast turn over.1

I can't imagine a Carvery would cause you much bother. They tend to be empty by 9pm and don't attract the Hen Night crowd. I'd treat it as an amenity, somewhere you can get a cheap dinner if you CBA to cook.4

It would be a no from me straight away. I looked at a place that backed on to Tesco, now I know that’s a much larger scale but I went along at 7ish am one morning and the lorries and noise was just too much. The worst was the emptying of rubbish and the clattering of bottles/glass.
With it closed right now you can’t check it out, and even when it does it won’t be as busy as normal so it will be hard for you to go along at different times like I did to check the moving, lorries and noise. There is bound to be a smell as well being so close.
I wouldn’t take the chance unless you are able to see and experience the carvery in full flow. The fact you are asking about it shows you are bothered and it will play on your mind.2 -
Right now, there's a very high likelihood of this...dimbo61 said:It's shut right now and may never reopen.
Now think of the knock-on from it.
Closed and boarded up for a year or two. Maybe it'll then be developed for housing, so a couple of years of building work to finish up with 20 flats on the plot?4 -
If it does not reopen it might turn into flats or homeless hostel. Is this concerning?1

So much conjecture! I'm surprised you had to look on google maps to see it! Is there a high fence between?
To be honest, maybe knock a bit off your offer and see what happens? Personally, I'd like there to be signs of life!1
