E&M lease extension service

Hello, I need to exstend the lease on my flat. The management company E&M Ltd offers an extension service. Has anyone used this service or have any good / bad experiences?

    I've 2 properties that e&m have dealings with...although I have never specifically used the lease extension service I  have found them expensive and slow for other other things they deal with.
    Have you got the option to use another means or are you tied into using them?
    If you can avoid using them I  would get separate quotes

    Do NOT use E and M in-house service under any circumstances.
    There are two ways of doing a lease extension - formal and informal. Informal is fraught with risks (more so  with unscrupulous companies...)
    A lease is a highly complex document. Unpleasant clauses are often added/embedded that would go unnoticed to the inexperienced eye. For example someone who is trying to sell their property with E & M as the freeholder has found a clause in their lease that says the seller has to pay them 1% of selling price (as well as other costs).
    You are always advised to extend your lease through the formal route using a specialist leasehold solicitor who should have your back. Freeholders are * not * your friend. They love informal lease extensions!
    Research the dangers of informal lease extensions and join the National Leasehold Campaign Facebook group.
  • how did you get on? I am about to buy a property they are the Freeholders for, and it needs a lease extension!
