Buying a house with a garage converted to bedroom that doesn't have building regs certification

You have a very helpful council, but I'd simply sort out the insulation etc taking lots of photos, get the wiring checked and then enjoy using the room. When you come to sell, your buyer will want to know what you did to make the place comfortable and safe, not whether you hold a bit of paper saying building control think it's all tickety-boo.I agree with those who say garage conversions can be fine. Mine's the best insulated part of the property.0

@edddy I just made a general enquiry. No details requested or given.
The problem is that I want it to count as an official bedroom when selling and the estate agent hasn't done that for this current sale due to the lack of regs. There are 3 bedrooms upstairs but one is a tiny cupboard and I would like to knock through from the master bed next door whilst also keeping it as a 3-bed house including the garage room... If I don't get regularisation then the estate agent may have to list a 2-bed upon sale or we have to stick with a very small master bedroom.
Perhaps if I get the electrics certified and keep details of the work that I do then that will be enough for the estate agents when we sell in 5-years?0
