Valuations in Scotland

Hi! I’m literally sitting waiting for a valuation. It’s for a property I already half own. We had assumed it would be a desk top valuation but has anyone been told they will be havingfa physical valuation with potentially entering phase two?

  • I had an offer pending valuation just over a week ago - being in Scotland and having the home report i assumed they would be doing a desk top valuation :( 

    They have said its to be a physical but cant give a date .... praying phase 2 will allow it to go ahead .

    Thank you! I was hoping they would do a desktop as it would, in theory, be much easier. The property was valued last October but needs done again

    Hi, we have been waiting on a valuation since 5th of May!! The surveyors in the area are back working but Legal and General won’t pass our case on to them until the government guidelines change. Honestly pulling my hair out. We were told a desktop wasn’t possible and would need to be physical. I’m not even sure going by today’s briefing whether the guidelines are changing! Anyone have any idea whether surveyors will be back to work now?

    I’m exactly the same!! I’ve been through the stress of application genuinely thought I was going to be asked for a kidney at one point now it’s all went super quiet. My advisor put in the application right at the start that the lender wasn’t to instruct valuation until satisfied an offer would be made. Now nearly two weeks since the valuation was finally instructed I feel super nervous again . I’m at the bottom of a chain and getting pushed for dates now but until a valuation is done and I have a firm offer it won’t move on 😭😭

    See I actually live in the house I want valued, and it was valued previously in October for my late mums estate. Surely it’s easier for them than having to gain access? The broker is chasing them again tomorrow. The valuation was instructed a week ago

    Do either of you know whether know whether surveyors have had the official go ahead to go back to work here yet? I actually phoned the surveyor and could get my own home report done for the property as they have went back already but since NatWest want their own valuation it doesn’t matter. Nothing is going to move until the official guidelines change. The house we want to buy has been empty since September and home report done in November so nothing will have changed valuation wise.

    We have just bought and sold in Scotland. Only issue being the house we offered on needs an updated home report, we are aiming to move early August so hopefully things start moving again.

    Does anyone know if surveyors have officially started back yet? Our case has been passed from Legal and General to whoever they use in my area but they said it won’t be taking place until guidelineS allow. I thought that was happening in phase two.

    I don't think surveyors are back in work yet as England is ahead of lifting lockdown compared to us.

    If a report has already been produced, can they surveyor not just do a rekey on it rather than having to attend? 
    Mortgage started 2020, aiming to clear 31/12/2029.

    We asked if we could pay to get our own one done but the bank want an independent one. I was sure surveyors (officially) were going back phase two in Scotland. Worst bit of it is- I have phoned two who are already back to work and could have done it.
