Land Lord - unoccupied home insurance

Why do some insurance company refuse to insurance unoccupied property ? .
Our rental property is empty, we are in process have finding new tenants or selling the property And the insurance is due very soon and having the following issues:
a) Am find that some insurance company do not insurance unoccupied property
b) One's that do offer insurance policy the premium is 3 or 4 times more than an occupied property.
c) They are hiking the premium due a claim which we made on the property we live in - "why should a claim on one property affect another property?

Empty buildings are more susceptible to issues (such as squatters or thefts) and other damage, such as a leak, is likely to be far worse as it takes longer to discover.
Some insurers are unwilling to accept the increased risk. Some will limit the cover taking out the events most likely to happen. Others will give full cover but with strict terms and a high price tag.
The claim matter; statistically, those who have claimed before are more likely to claim again.
