Pros and cons living above a takeaway shop?

Its open every single day from 12pm to 12am.

    My main concern would be cooking smells permeating up, especially if they're frying food.

    Depends on the takeaway - and how it's managed - there are some great ones, and some awful ones. You don't give much context - so possibly:

    Pros? A very short walk to get your dinner. You'll probably get a discount if they realise you're living upstairs. Probably cheaper than living in more average locations in the area. 

    Cons? Noise on a Friday and Saturday night? Smell? Rodent infestation? Cockroach infestation? Blocked drains? Early morning deliveries? Late night bottles being thrown in the large commercial bins? Bumping into drunks when you go in and out of the flat? Fire risk?

    Cons: Deliveries (vehicles running, lots of clanking/noise/shouting) to it and from it (if it offers delivery service). Horn honking. Customers stopping outside in cars (music on, engines running, etc). Parking issues. Noisy customers. Rubbish discarded. People urinating if there's side access etc. Usage may change so smells may too. As above, very unlikely to be mortgageable. Depending on their cleanliness, may have bug or rat issues below. Aircon or extractor fans are noisy. Need I go on?

    Pros: erm... Not far to go if you fancy whatever they're serving. Tbh I'd rather walk half a mile but clutching at straws for a pro :)

    Thanks for all your replies.
    I did think about the smell, noise and fire hazard.
    It's a very good price but obviously for the reasons pointed out.
    A interested party pulled out on day of completion apparently and I suspect because they thought twice.

    The place is not only a takeaway but also has a eat in restaurant too.
    Google maps shows no signs of any extractor fans either so no idea how they vent the place.
    It was at a Chinese.

    Service hours are 10:30am to 1am every single day 7 days a week.

    Think we will pass this one.

    If you mean to buy, as pointed out above they're largely unmortgageable. The only "pro" (whether renting or buying) is that they'll be cheap! And you might save a bit on heating if there's a nice hot kitchen below you.

    As a student, I spent a year in a flat above a hairdressers next to an Indian takeaway. By day, it was the smell of perming lotion. By night, it was the smell of curry. Not overwhelming, but definitely present.

     Perhaps the biggest issue directly arising from the proximity was that access to our door was round the side of the takeaway then up a passageway - and late-night customers on their way home from the pub would often take an opportunity to relieve themselves there while waiting for their food. If it's a restaurant with customer toilets, that's less of an issue, and Chinese tend not to be open post-pub in the way this place was.

     The other issue was that the staff lived above the shop - and would come up post-closing and want to unwind from the day's work, which meant a lot of 1-2am noise. But that can easily happen in any flat.

     As far as kitchen extraction goes, it WILL be there - environmental health will require it, and will require it not to cause a nuisance to direct neighbours, including you.

    Best save a bit more and buy into a peaceful place. It’s a “good price“ for a reason. If you have to get a good price just close to a busy road will be better than living above a takeaway. Busy roads also brings a house price down but at least it’s not the dynamics of a cafe!
