Accommodation open but no facilities

We booked a holiday in the UK in August to stay in a self-catering unit on a complex (about 10 self catering units in total). The company have emailed to say that they are expecting to be open from 4th July. However, the spa, swimming pool, tennis courts etc. will all remain closed along with the only pub on site  (there is one small local shop). We booked this holiday due to the 'extras' included and not just the accommodation. We have emailed the company and they have said they can not 'guarantee' the non-accommodation facilities will be open on our arrival dates. They will not move our dates to next year and say if we cancel we will loose our deposit. We only choose this accommodation because of the extra facilities which we thought we would be able to use. Before I contact our travel insurance, does anyone have any advice?

  • Yes, when we booked it the stay included use of all the facilities.

    If it was just one facility then  would say no you aren't due a refund,  but if it's everything and the reason you booked, then IMHO it's a material change in the contract, so you should be able to claim a refund.

    There is no mention in the T&C about the facilities not being open. TBH the T&C seem very vague. It just says that all guests have access to the leisure facilities provided including swimming pool.....etc.
