Tenant not paying rent

Hi all 
Tenant not paying rent because of the coronavirus, tried a payment plan lasted 2 weeks 
Letting agents said they can claim on the guaranteed rent insurance and gave3 months notice 
Insurance companies  now doing meditation with Tennant 
Anyone had  any experiences  of meditation

    Have a look on the housing board, you might find something relevant on there.

    There is no contractual relationship between Insurance company and the tenant, so apart from harassing the tenant can't see what they want to achieve legally.

    Have you given any permission to the Insurance Co to contact a third party?
    • All land is owned. If you are not on yours, you are on someone else's
    • When on someone else's be it a road, a pavement, a right of way or a property there are rules. Don't assume there are none.
    • "Free parking" doesn't mean free of rules. Check the rules and if you don't like them, go elsewhere

  • Glad to hear that you are turning towards meditation.   So even if your tenant cannot pay rent, your newfound state of inner peace and oneness with the universe will let you see it as not such a big deal, cosmologically speaking!

    I assume you mean that you (the LL, not your agent) has served an S8 for arrears of rent beyond 2 months? Do not think that you will gain possession after 3 months. The courts will be backlogged for months after evictions can commence on 23/8, so it's very unlikely you could evict before the end of the year.
    Meditation with Tennants?  I'd never mix spiritual awareness with strong lager...
    No free lunch, and no free laptop ;)
