Villa booked in orlando through hotels.com which were meant to be staying in on the 13th of June. Non refundable booking but if the villa is closed due to the virus is there a breach of contract via hotels.com as they've failed to provide the service ive paid for. As it stands hotels.com are saying we can have a voucher, valid for the same property as per the villas non refundable rules, for a year which is totally no good for various reasons including sons potential exams. We haven't cancelled anything yet. Thanks for any thoughts on this.

If villa is unavailable  then you should have a cash refund for the reason you mentioned.

Booked villa separate. We haven't cancelled yet but hotels.com are already saying have a voucher as is their " POLICY ". If the complex to which the villa is situated is closed got to be money back even though hotels.com have already said the villa have said no refund. Help

Paid with a credit card but they've said they can't help until hotels.com have breached a contract by not supplying me with accommodation i would think.

That is correct,  you will need to find out if villa is available or not.
If it's available then a voucher will b the best you can do from them.
Travel insurance could be another option.

Waiting on the security gate number and parking options which will turn up 48hrs before. Going to wait on that then contact hotels.com again to see what happens. I'm treating this as were going to turn up on the 13th.

That's how I would be approaching it, hoping that they don't sent the details you need, so you can  claim they cancelled as you weren't supplied the info you needed.
