Accepted buyer's first offer, then they withdrew it

    Your post makes it sound like the communication was coming direct to you - rather than via an EA. Was the offer and communication made via an online EA's online platform, or similar?

    If so, I'd always consider those offers to be a bit unreliable. You don't know how much thought and consideration has gone into them.

    If the buyer talks with an EA, the EA can judge whether the buyer is flaky, a dreamer etc and warn you, and the EA can also ask a buyer why they later withdraw an offer.

    FWIW, not long ago, an EA warned me that a buyer had made an offer but seemed flaky. I accepted the offer anyway, but the EA was right, and within days the buyer stopped answering / returning calls from the EA. So I wasn't too surprised.

    There are hundreds of possible reasons why the buyer might have withdrawn their offer. Perhaps they found another property they preferred. Perhaps they were having second thoughts about buying. Perhaps they discovered that they are unable to borrow as much as they hoped. Perhaps it was a couple who suddenly broke up.

    If it was purely about the price, they would try to negotiate rather than just pulling out.

    It sounds unlikely that you could have done anything about this, I wouldn't lose sleep over it.
