Ha ha paddys mum I like your style. Solicitor is on the case and has spoken with other solitor and has told them where we stand We just have to wait and see if they come good by friday - if not its going to be a busy day! We're camping out with relatves anyway and the kids are staying put there for a few days so we have no issues with places to stay If needs be DH and i wil book into the swankest hotel and charge them for it!- i0

If it were me, I'd now want to be in the area the night before.
I'd be telling them that things had changed at my end and that I had to move out of my accommodation the night before and moving straight in once completion had occurred (about lunchtime on the Friday).
I'd also find a couple of female MSE members, who have some young kids in tow, to turn up at the house with me once I had the call to say the money was in the seller's bank. And stand there, forlornly, kids all in tow, effectively "waiting to move in". Silently. Along the route, I'd have collected the estate agent (the seller is HIS client and it is his responsibility in part to make sure the !!!!!!'s out the door).....
Being physically present, at the roadside, kids in tow (he won't know whose they are!) ... and the estate agent, should get it all sorted quicker.0 -

Firstly.....in fifteen years of sorting out keys on completion day I have never had a property complete at 9am OR had any solicitor specify a time for completion....only the day.
Secondly....as soon as your completion monies are received.....the house is yours and you can do what you like with it!
General unwritten rule.......pack as much as you can after exchange and on completion day make sure that van is there mid morning, load up mid morning/lunchtime and unload at the new house in the afternoon.
Completion happens simultaneously so the excuse that they cannot complete until you complete, although very true, does not mean that they need an extra day to move out.
My advice.......as soon as the EA has got key release from the vendors solicitors either arrange for a friend/relative to pick up the keys from the EA OR go straight to the property........if they are not moved out tough!
Their solicitor should be explaining this to them and if they are not then the EA needs to make sure that they are aware of their responsibilities on completion day.
Why some people have to make it so difficult I will never know!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -
As the vendors are now getting awkward, I would be inclined to want to check out the property immediately BEFORE completion and funds transfer takes place !I am a Mortgage Adviser

Miss motivation - I see your point about the time, our solicitor has all our funds and we are at the bottom of the chain. The bacs payment will be made first thing and as soon as it has cleared then we're done! We're all in storage so I doesn't matter that we don't get teh keys until later in the day as we're planning to move on saturday, but for a whole host of reasons - mostly provided by your good selves further up the forum - I don't want the vendors to stay in the property on the Friday night. I don't mind them taking most of Friday to move becasue i'm being reasonable but I don't want them there overnight or risk them still moving out on saturday morning0

Well, I would want the key as soon as the money was released. By then the house is yours. I would go straight round there when the money is released and demand the keys. The funds for the house I now live in wasn`t released until 3pm and that was bad enough.0

hope its not a BACS payment as they take 3/4 days to clear:eek: hope you mean CHAPS
if you are funding yourself I would get your CHAPS payment to your solicitor the day before anyway and not on completion day itself ( even if a mortgage always best to get your lender to release the funds the day before.
So long as your solicitor preses the button at 9am funds are transfered in minutes if they wait any later the banking system can clog and it can take up to 2 hours to clear.
