Building regulations, how close to boundary?

If a permitted development, single storey ,addition extension of 3metres was constructed, how far must it be to comply with building regs?

    From the boundary?  There's no rule on how far it can be.  

    There are rules around fire resistance within 1 metre, but there's no rules around where you can build, because that is Planning, not Building Control.

    Yes and just make sure no part of your extension encroaches the boundary, e.g. foundations and gutters... unless you have it in writing from the neighbour you are permitted to do so.

    Yes, but party wall rules would then apply.
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.

    It doesn’t matter how close the OP goes to the boundary, the PWA can apply when you’re proposing works within 3m of a neighbouring building.

    unless your neighbour will permit you to "use" 150mm of their land underground for the foundations, then you will have to have to build 150mm from the boundary. I had an extension built 2 years ago, one neighbour said yeah fine build right to the boundary, the others wouldn't let me and so I had to build it 150mm in from the boundary.
    or, you can have an expensive raft type foundation with steelwork, that will allow you to have your founds entirely on your land and build right on the edge.
    I did weigh up the raft and it was possible and about £1000 extra but in the end it wasn't the point, doing that would of just meant completely falling out with the neighbours and I have got to live next to them for the foreseeable!

    How would that work in the OP’s case if they’re going down the PD route? Ownership certificates are not submitted with CoL applications assuming the OP would be going down that route. In other words, can you build a PD extension that encroaches a boundary?

    It's a right under the PWA so I don't think ownership comes into it.  The boundary is more of a perceived point than an actual one because the party wall has a shared foundation and the right of support and protection.

    well if this is true then it would seem I was wrongly informed by building control (not surprised), and I could have rightly built it right on the boundary where I wanted it. however, that would have meant falling out with the neighbors as they didn't want it past a certain point, and this 6" of land was seemingly very important to them
