    Every loct conversion i have been in has been unbearably hot in summer and very cold in winter. Make sure you address the insulation  problem VERY well. Too much rather than too little.
    (A house we were looking to buy (£1.6m), but didn't, had  a very nice looking loft conversion. Seemed very good when we saw it. New owners had to completely gut it, expensive en-suite bathroom as well, to re-insulate,  due to above problem)

    I may be wrong but I think building regs address the insulation issue, rather than it being something the homeowner needs to specify.  

    We didn't ask for anything more than standard with our conversion, which was completed around October/November last year and it has been lovely so far.  A lot of insulation went between the first floor and loft (which actually made our first floor bedrooms warmer in the winter months - previously, our loft was just insulated with the fluffy-looking stuff) and then a lot under the roof and all around the dormer walls too.  I know we're not at the hottest point of the year yet but the loft has been barely warmer than the first floor so far.  During the winter, it heated up and stayed as warm as the rest of the house.

    I have a company coming up to take a look and measure up. Says they deal with it all, the design, the paperwork, all work, new stairs etc. See what they come up with and then speak to the mortgage people about releasing equity - that was the bit I'm not sure about as never done so and not sure if better to get a loan or add on to mortgage(one way is going to cost me more then the other ways)..
