Airbnb issue

There are two points to this query.
1. The accommodation I booked is no longer available as the owner moved into it following a divorce. He's offered alternative accommodation through a friend, but the booking is still for his apartment.
2. Our flights have already been cancelled by the airline.
If I cancel the booking, Airbnb will not refund the full amount as cash. The service charge will be credited to my account but not returned.
I've emailed the owner numerous times and although he agreed to cancel the booking, he is now not replying to any of my messages at all.
What do I do?
I have travel insurance and paid on credit card.

Raise a "Chargeback" against the transaction stating non-supply of service, (using proof of cancellation) also state that you have rejected any alternative accommodation that you are entitled to do under English law
Normally with a Chargeback the money is returned once it’s processedThe owner can dispute the Chargeback, but it must supply evidence to the card company.
If the owner is successful, then the Chargeback is reversed and the money taken back from your account
