    Download the deeds from the land registry for £3. Then you'll have a name of a person to write to. And possibly a phone number from a directory search. And owners occupation if they are a company director (from companies house), and the price they paid for it and when. Loads of useful info for the price of a coffee.

    @VforVeidt I wouldn’t let some of these comments put you off. I recently viewed a property and sent a letter with my contact details directly to the property, despite it being advertised by an EA. Although the vendor didn’t contact me directly she commented about receiving the letter when we viewed and it was taken very well.

    Yes some vendors may not want to deal with potential buyers directly but a letter doesn’t do any harm and if they don’t want to contact you, they won’t. 

    Knocking on is possibly more intrusive and if they are in the middle of something when you knock they may be more irritated or unable to chat anyway. Perhaps try a letter, poster, or hand delivered. If there is someone living there you may well hear.

    Now there's a question.  Probably a three-pipe problem if truth be told.

    Purely numerically of course it is the Ted Christopher version (who?) as that is the only version to achieve No1 in the UK singles charts.

    Each of the 3 were excellent of course but each also so different from the others that it is ultimately difficult to make meaningful comparisons.

    Not always.
    When I bought my second house, I made an offer via the estate agent, a little below asking.  Agent phones back, another buyer has offered more......
    That went on all afternoon until I reached full asking and could not go higher.  So on my way home from work, I went to the house and knocked on the door.  The vendor new nothing about another buyer.
    When I got home a very angry agent phoned me to say I had "upset" the vendor but my offer was accepted.
    I still believe the agent was lying about the other buyer.

    The upset vendor suggests otherwise. Sometimes people just require time to think matters through. If the EA wouldn't have wasted their entire afternoon for a few more quid of commission. Other things that they could have been getting on with.
