Hey folks,
I've been told that my fees for selling a house at £143,500 and buying a house at £216,000 is going to be about £8500.
Is this the cost of moving? Can any one shed some light on what the breakdown of this should be? The est agent charges 1% for selling.
Any info is much appreciated.

Estate agent is probably 1% + VAT. The stamp duty will be the other major cost and then the legal fees. We're doing similar to you and reckoning on £10,000 including removals costs.
£2,000 of that is to settle and redeem our mortgage, so £8000 for fees, commission and removals.0 -

Also remember solicitor's legal fees for both sale & purchase will be + vat. Stamp duty at 1% is a whopping £2160.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Seems a bit high to me.....we paid a whopping £4000 to estate agents about £8000 in stamp duty and only £ 1500 in solicitors fees for sale and purchase. Am cross re estate agents but other half signed the paper work with out reading ... he is not a money saver! and you'r stamp duty shouldn't be as much as its unde r3%.........Shop arround but my solicitor has been amazing and they are a reputable firm. I h'aven't heard much good about online / tele conveyancers.......but maybe others have?0

And a HIP costs about 350 pounds 200 ish of which is currently paid for anyway. Doesn't compare really.
By the way, if I were a buyer taking a seller's HIP to my conveyancer I would want a reduction in their fee since I was providing much of the legal documentation to them. Just a thought.Happy to help with HIPs and EPCs0 -
We're using an 'online conveyancer' - basically a junior member of staff in a solicitor's firm hundreds of miles away - for a flat fee. Have been very impressed so far. She has been very efficient, easy to get hold of by phone and email and sends copies of everything as she goes along.0

to buy and sell cost us
Solicitors Fees £1048.00
VAT £183.40
Searches £260.00
Land Registry Fee £150.00
on top of that you would have the following charges
Stamp Duty £2160.00
EA Fees £1687.13
HIP £350
Removals £750 - ish
Total £6588.53...so basically, you're looking at between £6k-£7k depending how much the solicitor charges etc etc0 -

Hi,
I have just purchased and used an online conveyancing company. Total fees: £632.00 (includes solicitors fees and searches) this was a fixed fee. It was good to know exactly how much we needed to pay for legal fees so that we could factor this into our budget.
The online company was Adobe but the solicitors was Beaumont Legal. Great communication via telephone, email etc (I even got a return call at 7:00pm one evening)0
