Indemnity Insurance for building work less than 12 months old

Hi,
Could someone advise whether they have come across an indemnity policy for building regs for work less than 12 months old. Had existing conservatory removed (not foundation or dwarf wall) and replaced with timber structure and tiled roof. Looking to sell and thinking solicitor will want either regs or insurance. Insurance doesn't seem to be applicable if build under 12 months old...

When were selling a previous house back in 2014 we had to get a *special* indemnity policy for timber double glazed windows that had been installed less than twelve months (don't ask, we thought they were covered by the building regs we had for the rest of our project but apparently weren't)......
It was more expensive than a bog standard policy but they do exist......Mortgage-free for fourteen years!

Though they also don't say when they carried out the work - if not even on the market yet then it might be 12 months by the time they actually sell.0 -

If it's an exempt structure then an indemnity policy is even more pointless than it often is.Everything that is supposed to be in heaven is already here on earth.
