I have seen many houses I like but most do not have a ground floor toilet. Would I need planning permission to add a small brick built lobby /boot area with toilet onto the back door. Leading from the kitchen? Has anyone done this and what was the cost. Many thanks

You can use planning portal https://interactive.planningportal.co.uk/ to see what is likely to be allowed under permitted development. A small rear extension is likely to be allowed without planning permission but may not be if the house is listed, in a conservation area, or has already had alterations under permitted development. The bit most likely to prove problematic is the waste, if the current bathroom waste passes nearby then connecting up the new toilet may be quite easy, if not then this could be tricky (and expensive). If the house feeds into a shared drain then this would get even more complicated (and expensive). Your extension will need to meet building regs regardless of whether or not pp is needed. I cannot offer any insight into cost sorry.
