before i complete can i put conditions for the seller?

hello all, i am in the process of buying a property offer accepted etc... the survey just comepleted yesterday, and i noticed that the fencing needs to be replaced. i was wondering can i ask the seller to fix all the fences? (its a biggggggggg garden) as its almost falling over and i would think its strictly the house is not in condition for selling as the fence is fallen over (and some still hanging on)

can i ask the solicitor to ask the sellers to amend this?? (i know its cheeky but the houses boundrys are not visible as some fences are not there)

    As long as you haven't actually contracted to buy the property (exchanged) then you can try and negotiate anything you want.

    A house is sold as seen, regardless of the condition. You are buying it warts and all.

    Why not just ask for some money off the price and sort out the fencing yourself, to your own specification and in your own time?

    Any house is in a condition for selling. They sell, you buy, based on what the property (and fencing) is.

    Having said that, yes, it's worth asking them to fix it before you buy it. If they've got the skills/tools it might only take them a couple of hours and they'd be pleased to do it to secure the deal.

    It's not like you're wanting to send them colour charts for each room and asking them to redecorate :)
