Bought house in married name

Hello everyone. Hoping this is an easy query ...... Bought present house quickly in married name, as didn't want to lose the sale and had not had time to revert to maiden name. Was separated long before bought it, divorced 6 months later and only ever my name on mortgage, which is now paid off. Therefore I guess land registry has my married name against the house. I am thinking of moving and would want to buy new house using maiden name. Regardless of whatever my future holds re marrying, I will never change my name again. I have used maiden name for many years now and not long after in present house, had signed thingy drawn up by solicitor and sworn that I would never use married name again etc etc. My maiden name is everywhere else including driving licence and passport. In order to sell present house, will I be ok, without faff, to go ahead without having to change land registry details to my maiden i.e. present name before I market it? Many thanks. No need to re-register. You just use your signed thingy during the sale.

It should simply be a case of filling out their form and providing proof of change of name or sworn confirmation of same:

Its not necessary to guess, you can look at your deeds for £3 on the LR website.I dont think I'd bother changing now it because that can be done at time of sale, your solicitor will just need proof of the change of name.Plus, there's always a small possibility some over zealous lender will see the change of name and raise a query under the 6 month rule, why risk going there?I sold my mum's house which was still registered in her name 2 years after her death. Just needed the right documents.1

My marital home was in the married name even though I never used it elsewhere passport, driving licence etc all in maiden name. Had no problem whatsoever in buying my flat in maiden name.1

No need to do anything. We bought our last house in our "maiden" names and sold it in our new joint names (we both double-barrelled our surnames) and then bought current house in new joint names - solicitor just needs proof of both names.

As above, if you can meet your solicitor's money laundering requirements for ID and also satisfy them that you and the named person with the land registry then you shouldn't have any issues.
Worst case scenario if I was a buyer's solicitor is that I would pass the onus on the 'sellers' solicitors to prove their client owned the property and if anything went wrong it would be them 'my clients (the buyers)' could sue.
There are rules in place for solicitors that require them to demonstrate 'Due Diligence' on any clients they undertake work for. What you are describing is not unusual though so don't worry.May you find your sister soon Helli.
