Water tank inside a bedroom - will that be a problem if I want to rent out the bedroom?

Hi,
I've viewed a property that I am considering buying. The property has 2 bedrooms and I would rent out one of them to a lodger.
The lodger bedroom has got a built-in cupboard - inside there is a water tank and some shelves.
Will that cause problems and make the room less appealing? I am talking about noises, excessive heat or even a safety hazard?

Not a problem as long as the lodger is aware of a) potential noise and/or b) you might need occassional access to turn on/off the immersion heater.Just bring it to your applicant's attention before they agree to take the room - then it's their choice.See also:Post 10: Lodgers: advice & links for landlords & lodgers

What do you mean by 'water tank'? Is it a hot cylinder or a cold water storage tank?
The former will give out some heat (tho' it should be well insulated anyway) - which will make that cupboard a nice place to store yer knick's if there's room - but will have little other issue. It might, perhaps, sizzle or gurgle gently if the immersion is on, but this should be nigh-on inaudible (and the cupboard could be sound-insulated further if needed).
A CWS tank, however, is likely to be noisy when refilling.
Safety issues? Very highly unlikely.1
