Garage Build Quote

Hi,
I have been quoted £10,100 (standard height at eaves 6’6”) or £12550 (for upgraded height at eaves 8’) for the delivery and installation of a concrete garage including a concrete base of 6”-8” inches - the area size of the garage would be 20’1 x 20’3 (approx. 6m x 6m), 36m2.

I have been advised that I would also need to apply for planning permission at a cost of £200 and that I should not have any issues in this being accepted.

On the other hand another company has advised that for a garage of that size, planning permission and a building warrant would be required and that this could add thousands to the overall costs due to hiring structural engineers etc - the two contrasting opinions regarding planning and building warrant costs have me confused.

If someone could shed light on the planning permission and building warrant perspective it would be much appreciated.

The spec of the concrete garage is:
HANSON APEX ROYALE (APEX ROOF)

• Hormann White Georgian design Up and Over door with 4 point locking
• Interlocking Concrete Panels with multispar finish
• ‘True’ Brick Front Posts (Choice of 5 colours)
• White PVCu Fascias
• Spanish Red Cement Fibre Roof Sheets with close fitting ridge tile
• Hormann White 3’ (915mm) wide 3 Point Locking Steel Personnel Door
• 4’ (1.22m) wide PVCu double glazed Window in White
• PVCu Guttering (Choice of 3 colours)
• Foam Filler to eaves
• Internal Cement Fillet

I also need to know if the price i have been quoted is competitive for a Hanson brand concrete garage, I am based in Scotland, Glasgow.

Any help would be massively appreciated as I am investing my hard earned savings.
