What is Gas boiler commissioning checklist

Hi,
FTBs here. Our solicitor made an enquiry about the boiler and the sellers did send her the gas boiler commissioning checklist and said that they only have those and not the completion certificate for boiler installation. I dont understand the difference. Should we demand for the boiler cert or this one will suffice? Thanks

    How long ago was the boiler installed?
    Has it been serviced since? Have you seen the service record? That will tell you far mor about its condiion than the commissioning cert. Especially if some time ago.
    If you are concerned, pay a gasSafe engineer to inspect it.

    When a registered Gas Safe engineer installs a boiler, he/she should issue a Building Regulations Compliance Certificate. (I guess that's what you mean.) It's an official document which can only be issued by a 'competent person'.

    gas boiler commissioning checklist is a piece of paper that may or may not have been filled in by a registered Gas Safe engineer. It's up to you to decide whether that piece of paper is of any value to you. For example, if it shows the name and address of a Gas Safe engineer and you are happy that the engineer named did the commissioning, maybe you'd be happy with that.

    FWIW, if a

    can we just request a copy? because we are no sure with the seller if they had building regulation compliance certificate, i dont want to just request because i read somewhere that it can affect an indemnity insurance (not really sure of what i am saying tho').

    The commissioning checklist has the engineer's details. is this okay? should i stop chasing this things?

    It's of no value whatsoever, and the vendor is under no obligation to provide it. Far better to ask for evidence of when it was last serviced.
    No free lunch, and no free laptop ;)

    Given it was your solicitor who asked for the thing in the first place - don't they know?

    Hi , the boiler was installed 2015, am I being paranoid unnecessarily? No proof of when it was last serviced. The solicitor has not responded to us regarding that or what they will have to do now since most of the questions they raised was just answered by a yes o no only by the seller's sols. like if there will be keys for windows, the seller's sols just said that "no" ( no explanation or anything). Is this common, one question one answer?then we will take ages with this if we are just going back and forth.

    So it's 5 years old.
    It's passed the deadline for the council to enforce Building Regulations in the eventuality that it was not installed to the correct standard (which is what the commissioning cerificate confirms).
    So what matters to you is whether a) it works b) it's safe and c) it's reliable (so far as it's possible to tell)
    a) you could do some basic checks yourself. Radiators get hot when it's turned on? Hot water in the taps?
    b) again, you could doa basic check by taking in a CO alarm, leaving it beside the boiler while you 'measure up for curtains', and see if it goes off
    c) well, any boiler can break down at any time
    But all 3 of the above could also be checked by paying a GasSafe engineer for a report, which will be much more up-to-date, relevant, and use, than the commissioning certificate.

    5yo is not only outside building control enforcement, but is also almost certainly outside any warranty from the manufacturer. So the paperwork trail adds nothing.

    If you want a check of what condition the boiler is in NOW, then pay for an engineer to produce one.
