To HMO or not to HMO

I am redoing our house at the moment, and given the economy etc... Being self employed and getting £0.00 of furlough I had to look at finding a job - found one abroad. HMOs can be of a comfortable and modern standard. No issues with that.
However if luxuries such as quality carpets, wooden floors, better than average furniture etc are provided you will be making a loss on the condition and deterioration in those items. You will not be compensated well for blemishes which occur.
