Tui room upgrade

Hello everyone despite the current condition I'm due to fly on holiday in September which may or may not happen anyways when I go to upgrade my room on my booking online it says I can get a private pool with a double room for -5 that's right minus -£5 however it also states this is a guide price and could go up or down, how does this work surely I get the price shown etc ? Could it go up about 2 weeks before the holiday and i end up paying another £300 (original cost for upgraded room) furthermore would I be accepting new T&C online with covid  ? Or would I be under my old T&C from when I booked last November? Would I still be protected the same ? Naturally I've tried contracting TUI and I've no chance over also googled and read their T&C and I cant find anything so any help will be appreciated thank you
