I don't think it's worth offering £145k at the moment because if there are viewings booked for the weekend the vendor is likely to see what transpires from them. I'd go back say next Tues / Weds because if they have not received any offers as a result or only offers lower than yours then the vendor is more likely to accept less that their £150k. Obviously if someone has offered more than you so be it. You should only pay what you are comfortable with. At least having identified a location you like you can go around all the agents and let them know you are keen to buy, keep in contact with them regularly. You want to get the call first if a property is listed in your preferred area.0

I guess I feel that the property doesn't have much potential other than cosmetic. 🤔 Although you could make it beautiful I think its all related to the decorating and finish . At present we would be willing to go to 146k and that's final. We haven't offered that as of yet so even if someone offers that at the weekend they are above us at the moment? I think offering now would be useless but may keep us in the line up following the viewings happening on Saturday. The EA encouraged us viewing again, maybe that's a good idea?Officially a homeowner 🥳🥳

Ask yourself how you'll feel if you miss out if someone else offers the asking price at the weekend. i.e. how will you feel to miss our for the sake of £4,000? If you're not going to be bothered then hold tight. If you're going to be truly gutted then consider whether you'd rather just up your offer. At this stage you could offer the asking price on the condition that there are no further viewings but the agent would want to see evidence that you are proceedable before they would agree to this. When buying a home (rather than an investment) then sometimes the price is not as important... if you buy it and love it then you'll never regret that extra £4k. But if you miss out on it then you might regret doing so. It depends whether this is the house you REALLY want.

I want it but I’m not desperate for it. We don’t have to move. We are comfortable where we are. It hasn’t got a lot of things I wanted from a property but had a lot of others, and some I didn’t really consider.
