    The solicitor won't usually know if the boundary shown on the title plan matches the one in the real world, which is why purchasers should be asked to confirm its accuracy. Plans are regarded as only being accurate to about half a metre, so it's conceivable a discrepancy like that wouldn't be noticed, if there was one.
