    Well in fairness, you aren't their customer. The seller commissions the agent rather than the buyer, so the buyer is the customer.

    Customer or not, nothing excuses such bad manners. TrolleyDolly, like the rest of us, is entitled to a bit of respect especially from someone who had made a mistake which has the potential to cause so many problems.

    Contractually maybee not, but it's his money that pays the agent, and without him the agent gets sweet FA !!!

    As per other thread I think you are venting your anger in the wrong direction. You contracted a surveyor to do a job ... he/she has not done the job (no fault of yours) ... let the surveyor and the estate agent sort it out between them ... do not pay your surveyor ... he/she has not completed what you contracted them to do.

    The estate agent is contracted by the vendor, not you, therefore the estate agent does not (have to) take instruction from you.

    Its unfortunately one of those things when it comes to buying a house, things can fall through & costs escalate for any number of reasons up until you sign on the dotted line.

    As per advice on the previous thread you should still proceed with a full survey if you're serious about buying. It may well save you money in the future.

    I'd follow Ivans advice don't pay him until a full survey is completed. There are terms implied into the contract for the survey that it must be carried out with reasonable care and skill etc. Were there any terms and conditions you were made aware of prior to engaging the surveyor re conduct of vendor/agent and gaining access to the property? It would set out what exactly you're supposed to do.

    If there is still hassel from the Agent, I'd stick a letter through the vendors door stating that the agent is not acting in their interests as the surveyors can't get access and will consider pulling out of the purchase! We did this with the sale of our property as the vendor was happy to talk to us (were renting so no chain) and she put pressure on the agents to get the access sorted.

    I know you're supposed to use your solicitor for things like that- but it'll cost you more and end up waiting longer than if you did it yourself.
