    The area where I'd planned on having the extension done is of a similar size to the conservatory. So the idea was whatever we use up building the extension we would gain back by losing the conservatory.

    You're going to need an engineer as well as an architect. Depending on what way the upstairs floors span, you might be taking out several loadbearing walls.

    Our architect did all that for us. We are removing two load bearing walls.

    Your architect is either a structural engineer or they employed one for you. 😉

    @JIL - can  I be nosy and ask how large your extension is, and what it is costing you? I'm planning something large and although no walls are coming down, it's likely to be expensive so a comparator would be good.

    My architect has quoted us £27k plus finishes and the approx area is 16.5 meters squared
