Move on hold due to coronavirus

I sold my house and moved out 13th march, was moving into new property 27th march ( seller wouldn't complete on the same day) all was set to happen except the seller didn't move out as her parents( who she was moving in with) are high risk , we are key workers so have to stay in the city where we are, we are paying for an air b&b which is 3x more expensive than our mortgage would have been, I would like to know if 1. Can she stay there indefinitely, all missives are ready to go 2.can we claim back any of this money we are spending, as you can imagine this is added more stress to an extremely stressful time

You can ask her to move to alternative accommodation like a friends? You can't force her to but you can ask.
If you have exchanged and set a completion date she will have to keep to it.1 -
My buyer delayed after the agreed completion date and there were set charges added. I think there is a limit though.
Obviously this is an unprecedented time and it depends on how charitable you feel. As the seller is just taking the cash, I'd suggest your solicitor writes to them setting out any costs incurred. The seller could move into temporary accommodation too!0 -
Thanks, solicitor doesn't have any answers as the government put the lockdown in place so the normal penalties are not in place, as far as they know, wonder if anyone knows the law for sure at this time ,as it seems to have been reversed in favour of seller and not the buyer, I would be very grateful.0

If you haven't concluded missives then no penalties apply. Which is the same principle as normal.0

How much would a rental be per month compared to your AirBnB?
I wouldn't count on her clearing out any time soon, so even though a rental will be for a minimum six month contract it may still be the best thing to do.0 -
