I am after (if possible) an answer To my issue below and interested in other thoughts?
Our property is relatively new in terms of Land registry historical plans, built around 1999. Our neighbour moved into their property around Aug 2017, we moved into our property Aug 2019 but were soon faced with a boundary dispute.
My neighbour decided to gravel an area of land which according to the title deeds and plans for both properties encroaches our boundary by approximately 3 meters, however our neighbour is of the opinion that a line of bricks in the grassed area is the actual boundary, in their words “As the land lies”?
I have had a land surveyor use the land registry plans and the original developers plans to confirm the boundary and his opinion is that our neighbour is indeed on our land and the ‘bricks’ mean nothing as there is no reference to them, no previous disputes, agreements or documentation that makes any reference to these bricks, they are also NOT a permanent boundary marker. The developers plans which are more accurate do closely match those of the land registry and bare not resemblance to where these ‘bricks’ are laid.
Although we have now sent several solicitors letters to my neighbour we are forced to go to litigation and issue court proceedings. They have also parked a car on the disputed land, refuse to get legal advice and are trying to take this area offering no evidence of their claim.
We have photographs showing that the original hedge in the area was cut to the correct boundary, previous owner of our neighbours property has also confirmed that he recalls the bricks but would not in anyway guarantee they were placed on the exact land registry boundary but goes on to say that the land registry plans are in his opinion gospel.
I now have to obtain more accurate plans carried out by the land surveyor with measurements and issue court proceedings, a sad state of affairs for property owners that have no legal protection & an archaic land registry that may as well be disbanded.
What is the general consensus on the above, where could this go?

Why not simply errect a fence, or wall, or just dump some huge boulders along the lline of the boundary?
