    I think this is one of the most valid points i know i would be thinking what else is wrong what are they hiding, remember this is the biggest purchase for some people and you put yourself at a disadvantage if you leave things broken people would either walk away or give silly offers to protect themselves

    FWIW, an EA told me that prospective buyers always want to gaze out windows at the view, so he said that even if you don't do anything else, fix any broken/blown glass, and try to make sure the windows are clean.
