Buying house down a street with a HMO majority in Hull...

    HMOs are better than ABnBs! When I lived in New Town in edinburgh there was one over the road from me and in August it was a nightmare!

    I’m a professional. I stayed in an HMO for 3 months because I was doing some Locum work between one job ending and another starting. It was quiet, everyone kept themselves to themselves. Sometimes people are just passing through for work. I’d rather live next door to an HMO like the one I was staying at than next to a family of young kids.

    We were in a similar position six weeks ago and some of the things we observed staking the place out on the hour every hour was beyond an eye opener. 


    I think the fact you’ve even posted here tells it’s own story.

    At least they would keep their houses and garden tidy and not bring down the street

    I’m like you and have always thought the houses are pretty but not somewhere I’d want to live. Having said that, I know people love the avenues because it’s within easy walking distance of places to eat and drink.  One of the main issues for that area is parking. Does the house have off road parking? You might find having to drive around looking for a parking spot wears thin after a while.

    Also, how are you both viewing the house? Is it a starter home or somewhere that you want to raise a family? If so, there are the schools to consider. There are one or two outstanding schools primary schools reasonably close by but you may struggle to get a place as they are incredibly popular. 

    I would also try and find out what the levels of crime are like. As it’s a student area, it may well be higher than other areas. 

    Also, try and find out about the houses next door. Are they student homes? I know not all students are nightmare neighbours but it is a risk.

    If these are student areas, in normal times you could visit at different times of day to see how it feels.  Unfortunately we are not in normal times the students will have gone home and you will have no way of knowing.  I think you would have to be pretty brave to buy there at the moment.

    If this is a terraced house then your neighbours will be changing so frequently (yearly since they are mostly students). And im sure you will get some bad eggs over the years. I would deffo try and wait a bit. Your mental heatlh should not be bargained with!
