we complete on Monday.
We've only been told the date of completion and not the time which we had to get via phone call. Apparently completion is set at 1 and keys should be left at EA.
Vendor did not even get confirmation in writing of completion just a phone call from his sol once the exchange had taken place, no mention of what to do with keys.
I'm seeing vendor tomorrow to sort final details out.
Has anyone ever suffered such a lack of communication between solicitors?
I find it ridiculous that our sol wrote a letter to us with the completion date but no indication of the time which I had to chase up.

There is no 'time'. It's best endeavours ..... as it depends when money clears. All Solicitors say 'just after lunch' .. if you ask.

The problem is that completion is driven by when the money gets transferred between accounts.
The buyers' solicitor has to draw down the mortgage from the lender, often done the day before, then arrange to wire the money through to the vendor's solicitor.
The money side is usually sorted out ASAP then the sellers' solicitor conform that it's been received and exchange takes place over the phone.

Sadly, that's just the way it is. My wife was sat outside the house with the removal firm (next door had a spare key), while I waited in a pub round the corner from the estate agent, waiting for the official key.
After three hours and no sign of progress, my wife did the "I've-got-a-screaming-baby-and-need-to-get-in" routine, and suddenly everything moved. They were waiting for me in the house by the time I turned up with the official key.
Maybe there is a better way, but prepare yourself for last minute hold ups.Been away for a while.0 -
If you had a letter confirming exchange, it would take longer than making a simple phone call.
It's common sense for a vendor that they will need to get the keys to you. Solicitors are paid for conveyancing, they're not babysitters
EA's job - if a vendor can't work it out for themselves
