The first post suggested the third party installed a gate, so did they enclose it before applying for adverse possession?0

Sounds like an old right of way, perhaps to gardens or even garages that were never built. Typical of 60s/70s estate builds. Is it not mentioned or shown on any plans/deeds.

Yes he installed it and then immediately after applied for adverse possession. The land doesn't go anywhere. The original developer applied to put a static caravan on it 30 years ago which was rejected. The person we bought the house from used the and, with permission for growing veggies on but when she passed away her children fenced it off and sold the house to us.
