Coronavirus and Foxtons Unbreakabable Rental Clauses

Foxtons have an Early Termination Clause in my rental contract. I am almost half way into a two year contract. I have been made redundant, and wonder if you think this will be enforceable? It says I have to get another tenant in to pay the rest of my lease - 12 months - if I leave early. Is there any protection from or provision for this in the new legislation?

    Is that what you think the clause you have quoted underneath says? Because it doesn't, what it says is that until a new tenant is found you will have to pay rent. It doesn't actually say who will find the tenant, but it would usually be the EA and not you.

    Also what do you mean 'protection from this'? What are you actually hoping to happen?

    Sorry to hear about the redundancy.

    You signed up to a 2 year lease. Typically a lease cannot be terminated before it has expired, unless the agreement of the landlord is reached.

    I would suggest contacting Foxtons ASAP to let them know of your situation. The landlord may agree to re-market the property but realistically it will be difficult to find another tenant at this time so you will remain liable for the rent.

    This is a leftfield suggestion, but you could always get a job working for Foxtons.  They're hiring!  
    Maybe they'll give you a Mini to race around the empty streets....
