Rent Arrears

I have an HMO house with 5 tenants. 3 are paying rent and two at present can't. How long can they stay before i give them notice and also how will i know when they will receive money from the Government. I am not desperate, as they are good tenants, but, say come July, they could just leave, rather than paying arrears which is not fair to other tenants who are paying. Thanks Philip

how long since my first missed payment about a month ago until eviction proceedings can start? How long does it usually take once eviction process actually starts before we have to get out?

A S8 G8 Notice for rent arrears can be served when 2 months arears arise- ie immediately after the 2nd payment is missed.The Notice must expire after 3 (or more) months (coronavirus Act 2020). At that point the landlord can apply to court. How busy the courts will be at that time, who knows?A S21 Notice can be served at (almost) any time. It must expire after 3 months (coronavirus Act 2020), or after the end of the fixed term if there is one.

Whilst near zero interest rates on mortgages will go some way to help, I don't see great swathes of landlords selling up just yet. Once interest rates increase, perhaps..In the meantime, I would anticipate rents to remain static or possibly increase in line with inflation.Looking in to my crystal ball, I see a huge increase in evictions next year, and a large number of people struggling to find alternative accommodation because of a poor credit rating (compounded by rent arrears).Any language construct that forces such insanity in this case should be abandoned without regrets. –
