My elderly parents have been suffering from highway robbery thanks an agent with a name not too dissimilar to a well known mammal. With the tenants due to be moving out soon, I'm looking to get new occupants in. I'm prepared to re-market the property and do some of the leg work. But where I'm struggling is I live 150 miles away from the property so doing viewings (even if it were possible right now) isn't particularly practical. Plus, I'm not familiar on the legal/referencing/deposit side. Any suggestions?

Hire an agent on a tenant find service only? It's an upfront cost, but no ongoing management fees.
Given that one mistake could cost your parents thousands, i'd do that.
Also how much are they paying? anything from 8-15% is within the 'normal' range1 -
