Caution against first registration

I have a piece of land adjacent to my house which is currently unused, it is not owned by the Council or Highways and is not registered. Ideally we would prefer to buy it but this is not an option as an owner cannot be located. It would purely be an extension to our garden, we do not want to build and have no plans to sell our property. I am aware of the 12 year rule if I choose to fence it however I am looking at applying for a caution against first registration. Firstly can anyone offer any advice if this is the best way to go and secondly if it is I am unsure what to enter as the statement of truth on the form Ct1 as I do not fall under any of the examples offered on the help sheet. Any constructive advice welcome. Many thanks.

There isn't an appropriate option on the CT1 because 'I want to steal the property' isn't a valid reason for registering a caution.

I think the problem is that you have no genuine claim on the land, until you are in a position to claim squatter's rights.If it sticks, force it.
If it breaks, well it wasn't working right anyway.0
