Selling House With Something Not Working

Obviously a minor issue with everything that's going on but we are selling our house and the hob has stopped working. We were going to get someone out to look at it and probably replace but they obviously can't do this at the moment. We're looking at exchanging and completing in the next couple of weeks so was going to leave a note for the buyers and say we would get someone to sort it once we're out of lockdown etc. Am I being stupid doing this or being kind ha?

I would contact them rather than just leave a note (they might want to use it as soon as they move in!). Though not convinced you'll be able to complete under current guidance anyway.

I would get your agent to contact the buyers and maybe you could discuss. They might have wanted to change/replace it anyway. I think it is good to declare things like this. It’s annoying to move into somewhere and then find something like that is not working and you didn’t realise.0

No reason why a tradesperson couldn't visit your property and inspect the hob. Providing that all the neccessary precautions were taken.2

Our dishwasher broke either just before or just after exchange (I forget). We offered to leave money to cover a repair or cost or second hand replacement. They refused and said they wanted a new one.
Was a complete PITA and I was peed off, but we did replace it with a new one. It felt like the honourable thing to do.
I would even more peed off if I moved into a house and then found something as important as a hob didn't work.2024 wins: *must start comping again!*1 -
My son brought a flat last year, FTB, was a great buyer, made no demands, completed in 9 weeks. Moved in, first weekend decided to do a roast. Turned the hob on and boom, blew the electrics, he wanted a new hobby anyway but not so quick. And the intergrated freezer didn’t work either. Was a bit annoyed about it but went online and brought a new one. It was a buy to let so guessing he knew about it. But there are bigger things to worry about when you move in.0

If the buyers seemed to be, and you yourself are, decent humans then leave a note and £100 in an envelope toward a replacement. If either parties fail this test, don't bother.0
