Difference between inventory and check in

Hello, 
I am going to rent out my house and just finished some repairs and had a cleaner and gardener round to get the house ready for the tenants. (and got all the certificates done)

I have arranged for an inventory clerk to create an inventory before the tenancy starts. It costs £200. But now my estate agent is asking me if they will also do a check in with the tenants, which appears to be an additional £110. 

What is the difference between the two? Is it worth paying for a check in with the tenant? I was just going to send the inventory to the tenants and ask them to make amendments within 7 days of receiving it. 

I should add that I am abroad so I cannot get to the property myself.

    When you appointed the letting agent, did you not discuss the contract and make sure you understood fully what they do?
    'Check in' probably means one or more of:
    * handing over the keys
    * reading /recording the meters
    * providing the tenants with EPC, gas report, gove leaflet
    * receiving/protecting the deposit and/or first months rent
    * checking the property is still as recorded in the inventory
    * handing over your tenant information folder
    * ensuring the tenant has set up accounts for utilities, council tax etc
    * and maybe more
    But as I can't see your contract, I can't be sure.......

    Hello, 
    my estate agent would do all this but I wanted to know what the difference would be for allowing the inventory clerk to do it. Does not seem to be much of a difference, so I wont go for the extra service. Thanks
