    The seller will be quite surprised if you got in touch with them concerning this. You only know the true state of a house when you start living in it more like dating its different from marriage. It’s good you fell in love with the house lets hope this is the only serious maintenance issue while you are settling in.

    You cannot buy a 100 year old property and expect it to be free of defects. The vendor is under no obligation to point them out. Did you ask 'are there any structural defects that you are aware of'? Did they lie on the Property Information Form? If not, then the vendor has done nothing wrong.
    This is why you always need an emergency fund as an FTB, at least £1K. What will you do if the boiler expires tomorrow and needs replacing?
    No free lunch, and no free laptop ;)

    Your absolutely correct about the age and the house having defects, it’s just annoying that it’s happened, I’ve sorted an action plan for the bay window, I just need to find out if I can still get a box scaffold delivered with all this lockdown going on, also the boiler is pretty new and is covered with a warranty and we have the British Gas boiler care package just in case but that would of been a big problem, and the emergency fund is there it just isn’t big enough to do the full job, but with the lockdown and been on furlough I’ve managed to save an extra £700 this month so hopefully I’ll get it done around July time 🤞🏻🤞🏻
